Stamp Duty (Malaysia example):
First RM100,000: 1%
RM100,001 – RM500,000: 2%
RM500,001 – RM1,000,000: 3%
Above RM1,000,000: 4%
2. MRTA / MLTA Insurance
Mortgage Reducing Term Assurance (MRTA) or Mortgage Level Term Assurance (MLTA) is often required for home loans. Cost can be thousands upfront or paid monthly.
Be aware of the developer background, make sure the property that you are buying is under HDA (Housing Development Act).
Maintain a Good Credit Score (CCRIS/CTOS)
Why it matters: Banks reward low-risk borrowers with better rates.
How to do it:
Pay credit cards, car loans, PTPTN on time.
Avoid too many personal loans or credit facilities.
Don’t max out your credit cards.
